The House
Die Grüne Oase ist kein Apartment und keine Etage in einem größeren Gebäude, sondern ein eigenes, freistehendes Haus. Vom ersten Moment an steht Ihnen alles allein zur Verfügung: drei Stockwerke, zwei Terrassen, ein Garten mit alten Bäumen und ein an allen Seiten eingezäuntes Grundstück; lediglich die Autozufahrt bleibt offen. The Green Oasis is not an apartment, nor a floor within a larger building, but a house entirely of its own. From the moment you arrive, everything is yours alone: three floors, two terraces, a garden of mature trees and a property fenced on all sides; only the driveway remains open.
Gebaut ist es hell und geradlinig: bodentiefe Fenster in fast jedem Raum, eine offene Holztreppe als Rückgrat, warme Dielenböden. Der Wohn- und Essbereich öffnet sich über die gesamte Breite zum Garten, sodass an warmen Tagen die Grenze zwischen Innen und Außen praktisch verschwindet. Das 550 Quadratmeter große Grundstück umfasst alten Baumbestand, zwei Terrassen in West und Ost, einen Grillplatz, eine Feuerstelle und ein überdachtes Liegebett. Das Grundstück ist an allen Seiten eingezäunt; lediglich die Autozufahrt bleibt offen. Morgens liegt die Frühstücksterrasse in der Sonne, am Abend wird der Garten zum ruhigen Rückzugsort. The 550 square metre plot has mature trees, two terraces facing west and east, a barbecue area, a fire pit and a covered daybed. The property is fenced on all sides; only the driveway remains open. The breakfast terrace catches the morning sun, while the garden becomes a quiet retreat in the evening.
Wohnbereich, Küche und Esszimmer öffnen sich direkt nach draußen. So bleibt der Garten nicht nur eine Ansicht, sondern wird Teil des Aufenthalts. The living room, kitchen and dining area open directly outside. The garden is therefore not merely a view, but part of the stay.

Location & Directions
Obermenzing war bis 1938 ein eigenes Dorf und hat sich davon einiges bewahrt: Alleen, Gärten, alte Höfe und eine Kirche aus dem 9. Jahrhundert am Fluss. Die Würm zieht sich als grünes Band durch das Viertel, an ihren Ufern kommt man ohne eine einzige Ampel bis zum Starnberger See. Until 1938 Obermenzing was a village of its own, and it has kept a good deal of that: avenues, gardens, old farmsteads and a 9th-century church by the river. The Würm runs through the quarter as a green ribbon; along its banks you can reach Lake Starnberg without a single traffic light.
Gleichzeitig liegt die S-Bahn drei Gehminuten entfernt und bringt Sie ohne Umsteigen in die Altstadt. Wer mit dem Auto kommt, erreicht die A8 und den Autobahnring in wenigen Minuten, ohne durch die Innenstadt zu müssen. At the same time the S-Bahn is three minutes on foot and takes you into the old town without changing. Arriving by car, you reach the A8 and the orbital motorway within minutes, with no need to cross the city centre.

Very professional, prompt with replies, full of recommendations, and on top of it. She had provided a generous platter of fresh fruits and some beverages prior to our arrival. The house is beautiful and so clean you can eat off the floors. The two full bathrooms were spacious, modern and fully stocked. The quality of towels, sheets, mattresses, etc. were impeccable. Kitchen, very well stocked with super clean dishes, pots, pans, and glassware. Coffee makers, toaster, all that you could ask for. Dishwasher and dryer in the basement. „Petra's house is absolutely fantastic - I cannot recommend it more. Our family of 5 started a two week trip at this property just outside of Munich and our stay exceeded all expectations. This is a lovingly kept residence that is rented only for select weeks each year when the family is away. As a result, it really feels like home. Highlights include beautiful spaces, lovely art and gardens, a giant rabbit named Liesel (this is a highlight for sure) that has a home in the garden, a luxurious 2nd floor bathroom, and a neighborhood that feels safe, welcoming, and authentic. We appreciated local recommendations, access to laundry in the basement, and mini/split AC in the 3rd floor bedrooms. Easy connections via rail, and ample street parking is available. Petra met us when we checked in, oriented us to the house and neighborhood, and came by again to say goodbye as we were leaving. She even accepted a delivery grocery order for us! Overall this was a 10/10 experience. One of the best!“
„Petra and Klaus's hospitality was exceptional. The house was light, airy, spacious and clean. It fit our family very well- each of our three older kids had plenty of room to unwind on their own (four total bedrooms). The yard was a delightful and beautiful place. We enjoyed barbecuing meats from the local butcher many evenings. From a location perspective it couldn't be better. Five minute walk to the S-Bahn, Biergarten/hall, Bakeries, and the entrance to the Nymphenberg palace grounds- which we regularly enjoyed for morning runs. We parked our car on the street in front of the house and never had a hard time finding a spot. The internet worked well for all of us, and when we did have questions (either before or during our stay) we're answered quickly and thoroughly. We used the house as a base to visit the Black Forest/King Ludwig's castles, all of Munich, Dachau and Salzburg. Petra also went the extra mile in providing some great suggestions for our anniversary dinner celebration.“

We especially appreciated the rain shower, coffee machine, washing machine and tumble dryer. The house is brilliantly located for the S-bahn (the closest station is just a few minutes away), and it was really easy to get into Munich from here. We loved being able to escape the bustle of the city each day and come back to rest in the peaceful garden. The supermarket, Nymphenburg Palace park and one of the best beer gardens in Munich are just a short walk away. The hosts are really friendly and answered any questions promptly.
